When most investors picture a REIT, they see apartment buildings β but the IRS definition of qualifying real estate casts a far wider net. American Tower and Crown Castle lease antenna space atop their towers to wireless carriers; Equinix and Digital Realty rent server cage space to tech giants; and Timber REIT Weyerhaeuser owns millions of acres of forest. GEO Group and CoreCivic even ran correctional facilities as REITs before exiting under political pressure. The common thread is simply: own a physical asset, lease it to tenants.
If it can be owned and leased, the tax code may well call it real estate β however surprising the structure.
